Reading the numbers

What each figure tells you

Island markets are small, so a single month can mislead. Kate reads these figures together, and over time.

  1. Median sale price

The middle sale in the period. In a small market like the Keys, a handful of high-end sales can move it, so read it alongside the number of sales.
  2. Active inventory

How many homes are for sale. Rising inventory usually gives buyers more choice and negotiating room.
  3. Days on market

How long homes take to go under contract. Well-priced homes usually move faster than the median.
  4. Closed sales

How many transactions closed. Seasonal swings are normal in the Keys, so compare with the same period a year earlier.
  5. Sale-to-list price

What sellers received as a share of their final asking price. It shows how much room negotiation left.
